ADU Construction in Sun Valley — What Homeowners Should Know

Sun Valley sits just north of Reno in Washoe County, part of the Reno–Sparks metropolitan area, surrounded by rolling, high-desert terrain dotted with sagebrush and juniper. The community is known for a high rate of owner-occupied homes, which often means more homeowners in a position to invest in additional living space on their own property.

Established residential development throughout Sun Valley includes a mix of lot sizes, many with existing garages and workable backyard space. That combination gives homeowners real options between garage conversion, detached construction, and attached additions, depending on what their specific lot allows.

Local Property Considerations

Lot configuration across Sun Valley ranges from compact suburban parcels to properties with more generous backyard space. Backyard access and existing structures, especially garages, are early factors we evaluate for any project.

The rolling terrain common throughout the area makes grading and drainage planning particularly important, since runoff needs a clear path away from both the existing home and any new structure. Utility connections, privacy, and placement decisions are shaped by how neighboring homes and yards are laid out, which we account for during design.

Why ADUs Can Be Useful in Sun Valley

Many households here are looking for practical ways to accommodate family members, host guests, or add flexible space without relocating. Existing garages and workable backyard space make conversions and detached builds realistic options for a wide range of properties.

Remodeling older ADUs is also relevant here, particularly for units that were built or converted without a full design process and now need updated systems, layouts, or finishes to work well for current needs.

ADU Costs in Sun Valley

On smaller Sun Valley lots, a garage conversion or attached ADU often fits better than a detached unit and avoids the Administrative Review step. Manufactured or modular units can lower construction cost, but the foundation, utility hookups and conversion to real property still need to be budgeted.

ADU Rules in Sun Valley

Sun Valley is unincorporated Washoe County, so ADUs follow the county’s Development Code (Article 306), not Reno’s or Sparks’ rules.

  • Attached ADUs are allowed throughout most residential areas of the county.
  • Detached ADUs on smaller lots. Many Sun Valley parcels are half an acre or less, and on those the county only allows a detached ADU through an Administrative Review, a staff-level review before the building permit.
  • One per parcel. Only one accessory dwelling unit, attached or detached, is allowed per parcel.
  • Manufactured or modular units. Washoe County’s application for a detached accessory dwelling notes that a manufactured or modular home used as the secondary dwelling must be permanently affixed and converted to real property.
  • No RVs. The county does not treat a recreational vehicle as a dwelling, so an RV can’t serve as an ADU.
